What the company says about itself
These are the company's own statements, not our findings. Each one is followed by what it would take to confirm it.
“Family-owned, Kansas City based since 2014,” with the founder having started rehabbing houses in 2012.
The 2014 start date matches what BBB has on file. Worth knowing alongside it: BBB lists the LLC as incorporated 5/9/2024, so the operating history is longer than the current legal entity. That is ordinary (operators restructure), and it is also the entity name that will appear on your contract. Make sure the name on the purchase agreement matches the entity you checked.
“200+ Kansas City Houses Purchased” and “Hundreds of houses bought across the KC metro.”
We could not independently verify this count. Jackson County Recorder of Deeds records are public if you want to see how many properties the entity has actually taken title to.
“No pressure, no fees, no obligation to accept.”
Get the fee position itemized on the purchase agreement. “No fees” and “the buyer pays all closing costs” are different statements and the gap between them is real money.
A “fair cash offer in 24 to 48 hours.”
That is offer speed, not closing speed. Ask separately how many days to close and get the date written into the contract.
Owner Rex Rodenbaugh “is still personally involved in every transaction: taking calls, sitting at kitchen tables, and walking sellers through offers.”
Ownership by Rex Rodenbaugh matches the BBB record.
What we could not verify
- ·Whether they buy directly or assign contracts to other investors. Their about page does not say either way, which is the single most important thing to pin down with any cash buyer. Ask directly and get it in the contract.
- ·The 200+ houses purchased figure.
- ·Average offer as a percentage of after-repair value.
- ·Current Google review count and star rating. Check it the day you are deciding; BBB showed only 1 customer review on its own profile, which is normal and is not the same thing as a Google rating.
Five questions to ask before you sign
- 1.Are you closing on this yourself, or assigning the contract to another investor?
- 2.Will you put a non-assignment clause in the contract?
- 3.How much earnest money are you placing in escrow, and at which title company?
- 4.Can I use my own title company?
- 5.Which closing costs do you pay and which do I pay, itemized?
