What the company says about itself
These are the company's own statements, not our findings. Each one is followed by what it would take to confirm it.
“We are the buyer — no middlemen, no wholesaling your home” and “We don't put your home under contract and shop it around to other investors.”
This is the most important claim on their site, because a buyer who assigns your contract instead of closing on it is the single biggest source of failed cash sales. We cannot independently confirm it from public records. Ask them to put it in the contract as a non-assignment clause. A buyer who means it will agree without hesitating.
“No fees or commissions” and “The price we offer is the exact amount you walk away with.”
Get this in writing on the purchase agreement, itemized. “No fees” and “seller pays no closing costs” are different statements, and the difference is real money.
“Close in 14 Days” and “As little as 14 days — sometimes sooner.”
Standard for a genuine cash buyer. Confirm the date is written into the contract rather than promised verbally.
“200+ Homes Purchased.”
We could not independently verify this count. Deed records at the Jackson County Recorder of Deeds are public if you want to check how many properties the entity has actually taken title to.
Locally owned by Brian and Mallory Midden, based in Kansas City.
Ownership by Brian Midden matches the BBB record.
What we could not verify
- ·Average offer as a percentage of after-repair value. No cash buyer publishes this, and it varies by property.
- ·The 200+ homes purchased figure.
- ·Whether every contract they write is non-assignable. Their site says they do not wholesale; the contract is what binds.
- ·Google review count and star rating at the time of writing. Check it yourself the day you are deciding, because it moves.
Five questions to ask before you sign
- 1.Will you put a non-assignment clause in the contract?
- 2.How much earnest money are you placing in escrow, and at which title company?
- 3.Can I use my own title company?
- 4.What is the inspection or due diligence period, and what lets you renegotiate during it?
- 5.Which closing costs do you pay and which do I pay, itemized?
