The Kansas City market right now
In September 2026, 40% of homes listed in the Kansas City metro had a price cut, and the median listing had been on the market 50 days. Homes for sale were up 0.4% from a year earlier, and the typical Kansas City home value was up 1.7% (Zillow, August 2026).
With that much competition among listings, a cash offer makes the most sense when speed, condition, or certainty matters more to you than the last few thousand dollars. If the house shows well and you can wait, price out a listing too, then compare the two on what you would net.

Is wholesaling regulated in Missouri?
Yes. Missouri regulates buyers who sell your contract to another investor instead of closing on the house.
- License
- No license required by this law; it is a disclosure statute under the Merchandising Practices Act (general licensing under RSMo 339.010 applies to acting for another).
- What you must be told
- At least 14 calendar days before entering a contract that transfers an interest in 1-4 unit residential property, the wholesaler (as grantee) must give the record owner a separate written disclosure in at least 12-point bold with statutory text (wholesaler does not represent owner, may assign without owner consent, may charge the end buyer a fee, price may be below market), signed and dated by both; no binding contract until signed.
- Your right to cancel
- Owner may cancel any time before close of escrow without penalty if the disclosure was not made (earnest money disbursed to owner within 30 days); no general cooling-off period

Before you sign with any buyer, ask in writing: will you close on this house yourself, or might you assign the contract?

What to know about cash buyers in Kansas City, Missouri
Does it matter whether my house is in Kansas City, Missouri or Kansas City, Kansas?
Yes, for the rules on wholesaling. Missouri's law took effect August 28, 2026 and requires a written disclosure at least 14 calendar days before a wholesaler enters a contract with you (RSMo 407.3600). Kansas had no wholesaler-specific statute as of September 30, 2026, after bills failed in 2022 and 2024. The same buyer can work both sides of State Line Road under different rules, so check which state your house is in before you sign.
Does Missouri's wholesaler disclosure apply to every cash buyer?
No. It applies to wholesalers, meaning buyers who assign or novate the contract to someone else, or who sell the house without holding title. A company that closes on the house and keeps it is not covered, and the law excludes assignments to the buyer's close relatives and affiliates. Ask any Kansas City buyer in writing whether they intend to close themselves or assign the contract, because the answer tells you whether the disclosure is owed.
What can I do if a Missouri wholesaler never gave me the disclosure?
Under RSMo 407.3600 you can cancel the contract any time before the close of escrow without penalty, and the escrow or closing agent has to pay the wholesaler's earnest money to you within 30 days of the cancellation. A violation is also an unlawful practice under the Missouri Merchandising Practices Act. Talk to a Missouri real estate attorney before you cancel. This is information, not legal advice.
